ClearRock Properties (Prima’s predecessor) and its capital partner purchased a single-tenant net-leased property located at “Main & Main” in one of the most desirable submarkets in the New York metro area. At closing, the partnership assumed an attractive in-place loan and a below market lease with five-plus years of remaining term. Upon expiration and the vacating of the property by the tenant, ClearRock converted the asset into a multi-tenanted Class A office building and completed a comprehensive renovation inside and out. The property is currently 95% occupied by a co-working facility, two wealth managers and a HNW family office.
