ClearRock Properties (Prima’s predecessor) and its capital partner acquired 920 Broadway, a fully occupied 160,000 SF property containing office and ground-floor retail. Shortly after closing, ClearRock executed a substantial renovation that included a refinished landmarked façade as well as new elevators, lobby, exterior lighting, HVAC, and security systems. In addition, ClearRock negotiated buyouts with tenants representing a significant portion of the rentable area, released space at record-setting rents and exited the investment less than two years later at the highest sale price per square foot in the Midtown South submarket’s history.
