One Dock Street

STAMFORD, CT

ClearRock Properties (Prima’s predecessor) and its capital partner acquired One Dock Street, a 90,000-SF loft-style office building located in the South End submarket. At closing, the property was 83% occupied with 20% rollover occurring in the first two years. ClearRock renovated the lobby and façade, eliminated legacy environmental issues, raised occupancy to 100% and increased rental rates by $10.00 per SF. Over the last few years, ClearRock has continued to improve the building (corridors, bathrooms, roof, HVAC, etc.) and maintain 95%+ occupancy – most recently signing two large, longer-term leases with Canidae Pet Foods (16,000 SF) and Cholula Hot Sauce (11,500 SF).
